Hoy quiero compartirles un story time de algo bastante estresante e insólito que me sucedió recientemente en uno de los cuartos de mi apartamento, específicamente en la habitación de mis hijos. Para ponerlos en contexto, vivo en un edificio pero en planta baja. Los vecinos que tengo justo arriba pasaron muchísimo tiempo sin habitar el inmueble, hasta que hace poco se mudaron unos familiares de los dueños del lugar.
El problema comenzó cuando instalaron un aire acondicionado de ventana de 12.000 BTU justo sobre el cuarto de mi hijo. Hablé con la vecina desde el primer momento porque el drenaje goteaba hacia la parte baja y salpicaba toda la pared exterior de la habitación, provocando una humedad constante. Ella me aseguró que ese equipo tenía un sistema que evaporaba el agua y que no botaba nada, pidiéndome que esperara unos dos meses a que su esposo regresara de viaje para buscar una solución.
Con el tiempo la gotera seguía, a veces sí y a veces no, así que no le presté tanta atención hasta que ocurrió lo peor.
Anoche viví un momento de profunda tensión cuando mi hijo y un amiguito que jugaba en su cuarto vinieron a buscarme asustados porque, literalmente, ¡estaba lloviendo dentro de la habitación!

Today I want to share a story with you about something quite stressful and unusual that happened to me recently in one of the rooms in my apartment—specifically, in my kids’ bedroom. To give you some context, I live in an apartment building, but on the ground floor. The neighbors right above me hadn’t lived there for a very long time, until recently, when some relatives of the building’s owners moved in.
The problem began when they installed a 12,000 BTU window air conditioner right above my son’s room. I spoke with my neighbor right away because the drain was leaking downward and splashing all over the outside wall of the room, causing constant dampness. She assured me that the unit had a system that evaporated the water and didn’t leak at all, asking me to wait about two months for her husband to return from his trip so they could find a solution. Over time, the leak continued—sometimes it would happen, sometimes it wouldn’t—so I didn’t pay much attention to it until the worst happened.
Last night I experienced a moment of intense anxiety when my son and a little friend who was playing in his room came looking for me, terrified because it was literally raining inside the room!
La estructura de este edificio es metálica, con tornillos enormes, y los pisos están separados por una lámina de losa acero de un espesor considerable que tiene un sobrepiso arriba (que viene siendo el piso de mi vecina). Al entrar al cuarto y ver que la chapa metálica de mi techo estaba llena de agua y goteando sin parar, quedé totalmente impresionada, porque en teoría el concreto superior debió haberme protegido.
Alarmada por la situación, corrí a desconectar los equipos eléctricos y fui a hablar con la vecina. Ella me salió con que era imposible que fuera su aire y culpó a los vecinos de más arriba, ¡algo totalmente absurdo porque el vecino superior ni siquiera tiene aire acondicionado en ese cuarto! La señora no se mostró nada receptiva y se molestó cuando le exigí buscar una solución urgente, ya que no tengo dónde reubicar a las carreras las cosas de mi hijo ni dónde va a dormir.
Esa misma noche nos tocó vaciar el agua del techo usando un coleto y trapos absorbentes mientras pensábamos en cómo frenar semejante desastre.Al día siguiente, analizando la situación a fondo con una explicación técnica de por medio, entendí el origen del problema.
This building has a metal frame with huge bolts, and the floors are separated by a steel slab of considerable thickness with another floor above it (which happens to be my neighbor’s floor). When I walked into the room and saw that the metal sheet on my ceiling was full of water and dripping nonstop, I was completely shocked, because in theory the concrete slab above should have protected me.
Alarmed by the situation, I rushed to unplug the electrical appliances and went to talk to my neighbor. She told me it was impossible for it to be coming from her air conditioner and blamed the neighbors above us—which is completely absurd because the neighbor above doesn’t even have an air conditioner in that room! The woman wasn’t at all receptive and got upset when I demanded she find an urgent solution, since I had nowhere to quickly move my son’s things or anywhere for him to sleep.
That very night, we had to mop up the water from the ceiling using a bucket and absorbent rags while we figured out how to stop such a disaster. The next day, after thoroughly analyzing the situation with a technical explanation, I understood the source of the problem.
El agua del aire no caía al suelo de su apartamento, sino que se filtraba por el marco de la ventana; como sus paredes tienen un sistema de anime, este material absorbe el agua y la empuja directo a la losa acero. Como su lado de la losa no manifiesta humedad, todo el peso del líquido se desplaza silenciosamente y termina colándose hacia abajo, exactamente en mi techo. ¡Una locura que me ha tenido todo el día secando, escurriendo y abriendo ventanas para ventilar!
Por la mañana le escribí hablándole con bases claras, comentándole que consulté a un ingeniero de los que construyó el edificio y que si esa filtración seguía constante, iba a debilitar la estructura y poner en riesgo la losa. Al rato vi que improvisó colocando una bandeja de pintura con una manguerita debajo del aire, lo cual redujo un poco el flujo de agua.
Sin embargo, no estoy convencida al cien por ciento de que sea una solución definitiva. Le propuse impermeabilizar la parte baja de la ventana y me negó rotundamente la ayuda, diciendo que su esposo había hecho un trabajo perfecto.
Le daré unos días de margen para ver si el techo termina de secar y la bandeja funciona, pero si la situación persiste tendré que acudir a las instancias legales del edificio, un trámite tedioso que de verdad quisiera evitar.
The water in the air wasn’t falling onto the floor of his apartment; instead, it was seeping through the window frame. Since his walls are made of anime, this material absorbs the water and pushes it straight onto the steel slab. Since his side of the slab shows no signs of moisture, the entire weight of the liquid silently shifts and ends up seeping downward—right onto my ceiling. It’s crazy—I’ve spent the whole day drying things off, wringing them out, and opening windows to air out the place!
This morning I wrote to her, laying out the facts clearly, explaining that I’d consulted an engineer who worked on the building and that if this leak continued, it would weaken the structure and put the slab at risk. A little while later, I saw that she’d improvised by placing a paint tray with a small hose underneath the vent, which reduced the flow of water a bit.
However, I’m not 100 percent convinced that this is a permanent solution. I suggested waterproofing the bottom of the window, but she flatly refused my help, saying that her husband had done a perfect job.
I’ll give it a few days to see if the ceiling finishes drying and the tray works, but if the situation persists, I’ll have to go through the building’s legal channels—a tedious process that I’d really like to avoid.
Lo peor es que esta es la segunda filtración que sufro por culpa de vecinos irresponsables. Aunque mi sueño original era vivir en una casa, el destino me trajo a este apartamento en planta baja que he adaptado con tanto amor, pero siempre con la limitación de lidiar con los problemas de los pisos superiores. ¡Los mantendré informados de cómo evoluciona todo! The worst part is that this is the second time I’ve had a leak because of irresponsible neighbors. Although my original dream was to live in a house, fate led me to this ground-floor apartment that I’ve lovingly renovated—but I’m always limited by having to deal with problems from the floors above.
