Here is an example of how some people leave their apartment. These tenants were force out through a eviction for none payment of rent. It ended up almost taking us two months to get them out and lost two months rent during this time.
My manager was too nice on them and let them move in with $150 deposit out of the $600 required. Over the year that they were there she was never able to get them to pay more of it. I did allow for her to work with some tenants on it but after so many times getting burned on this being nice stuff I'll be not as likely in the future. We are also going to word things different if we do, deposit is paid but we will help on rent. When people see it as rent due they are more likely to pay when we say they haven't paid rent than not paying a deposit.
I would say 20% of your tenants are like this in some way. Making sure they give you a deposit is one way on helping keep this from happening.
