Crypto lesson from real estate downturn?

During the last real estate downturn the thing I noticed was, the more desirable areas and properties held their value better on a percentage basis then the cheaper areas by far. The less desirable areas really got hammered during that period, although everything went down.
I'm thinking the same might be true in this current crypto world downturn? The BTC, ETH, etc. might hold value better and rebound faster then these cheaper unproven offerings?
Just a theory, I'm new to crypto investing but go back a ways in real estate!
