Home building isn't an easy thing as I've come to realise over the past few months with alot of cowboys in the sector. My neighbours through no fault of their own have selected cheaper builders to complete their builds and so to have others in the estate we are building in.
This has resulted in the destruction of many of the markers or pins that measure our a properties boundaries. The two homes either side of me are using the same builders and they're absolute pigs. They have destroyed my block and they have done it to others.
On my block I have had my pins pulled out of the ground and discarded, this means now no one knows where my boundary line ends or starts. Which can have damaging effects as were about to see below. It is vital that your boundaries remain intact so you can successfully complete your home within your own boundaries and that there are no neighbour disputes. As the builders building either side of my property have removed all my boundary pins it will be hard for my builder and the fence builder to put things in the right position.
My neighbours in the street behind me had this occur to them, unfortunately homes either side of them had already commenced by the time they came to commence construction. They are locked in a dispute with their neighbours and no doubt court battles will entail which will be quite costly for the homes either side.
The touching garages are probably OK, I mean I personally don't like it as the brick work and the styles are completely different. If they were matching builds this might have looked OK and provided the neighbours extra drive way space. But when it comes to entering and existing garages, being this close will cause issues as a car parked on the other side may block the other neighbouring properties access.
The same home on the other side is where things get really messy and this would drive me insane. As you can see from the image above the main bedroom is touching the neighbours garage. With no 200mm set back from either side equating to a 400mm setback there isn't enough space for a fence or enough room between properties.
Young kids will definitely be using this brick wall to kick balls and play against. Furthermore it will most likely receive alot of graffiti as kids love painting. There is nothing to disassociate the private premise from each other.
A vehicles turning circle is also impacted by the wall and the touching gutters will probably be an issue in the future should repairs be required.
Future issues will emerge no doubt between vehicles and sleeping residents. This is not a position I'd like to be in, from what I've heard disputes are underway and the middle property is requesting the builders rebuild both homes either side with a set back as required by the estate.
The current set up also doesn't allow for a dividing fence between each property as homes are built on the properties boarder line.
It might be a little hard to see in this image as behind the properties construction had already commenced on these homes so I wasn't able to secure access to the back of the homes. However, if you look closely you can see that the touching homes are right up against the property boundary. This will prevent a fence in the backyard being built. Once residing in the home the neighbours won't have access to the side of their property as it is the boundary.
The other neighbours whom do have access as the garage extents 2m past their home will have a 2 meter patch of land on the side and when standing in that patch it will be infront of bedroom windows with a full view inside those rooms.
For the person in the middle property it will be as if their neighbours are in their backyard, but they won't be.
It is a situation that I hope I don't find myself in when I commence building. I really don't know who will have to fund the fix or if the other neighbours will just pay out the middle home for building on their land.
I honestly don't know how one could suffer from such a failure of architecture and design.
I don't know what the outcome will be, but I'll be sure to watch it closely.
