I think you could get fairly quiet if you use a innosilicon miner, set on energy efficient. You would need a PC PSU (the server style can be loud).
I move a few into a few in a room for free heat in the winter (free becuase they are already running), but it is a bit loud if you are in the same room or even an adjacent one. Worst case scenario you could get some PC fans. They will push less air but on a low performance good ones should be able to push enough air without being nearly as loud
Of course keep in mind they produce a lot of heat. So you would only want to do so in the winte
if you really plan on having an asic at home then use the ASIC Miner Silencing Kit from ebay
it is expensive but keeps asic cool and much less noise
and the charcoal air filter attachment keeps all dust and stuff out of the miner
they also have a silencer attachment which lowers sound by like 4 db
you can put on 1 or 2 silencer and the use 8 inch dryer ducting to channel the exhaust out a window
