THE SETTING OUT PROCESS
THE STORY BEGINS IN THE OFFICE
Every setting-out journey starts in a quiet office, not on a noisy construction site.
The moment the working drawings land on your table, your first job is not to rush to site.
Your first job is to read.
You place the architectural drawing in front of you.
Beside it, the structural drawing.
Then the mechanical and electrical drawings.
Slowly, carefully, like a detective, you look for harmony and you look for conflict.
A column that crashes into a window.
An electrical conduit that crosses the depth of a beam.
A plumbing line that interferes with reinforcement.
This is where a real engineer earns respect.
You pick up your phone and call the architect, structural engineer, or M&E consultant:
“There is a conflict here. How do we resolve it before we go to site?”
This is professionalism.
Get everything right on your table before stepping onto the ground.
THE SECOND STORY,THE DRAWING THAT MUST BALANCE
After coordination, you sit with the architectural drawing , because this is your compass for ting out.
You begin checking dimensions:
Once you finish the coordination check, you sit with the architectural plan alone , because this is your setting-out Bible.
You start checking dimensions:
• External right-side measurement vs internal right-side measurement
• External left vs internal left
• Top vs bottom
• Internal walls + wall thickness = total external length
Everything must balance perfectly.
If the internal does not agree with the external measurements or if the top does not match the bottom, then something is wrong.
And no construction engineer must carry a wrong drawing to site.
Call the architect.
Get it corrected.
Never assume.
THE JOURNEY TO SITE
Now you arrive on site , not guessing, but knowing.
You check:
• Is the site length the same as the layout drawing?
• Do the boundary beacons align with the drawing?
• Are the angles correct?
If anything is wrong, you stop.
A wise engineer never sets out a building on a wrong platform.
If everything matches, you proceed.
THE FIRST RULE : RESPECT THE BUILDING LINE
Before you hammer a single peg, establish the building line and respect it.
Never allow the building to cross that line.
Not even by an inch.
On estates or government layouts, the building line is sacred.
People lose houses today because they ignored this simple principle.
Let your front columns and finishes fall within the approved setback.
This is wisdom.
This is best practice.
ESTABLISHING THE FIRST PEG, THE MOTHER PEG
This is where the building is born.
Using your layout drawing, you establish your first peg , the mother peg.
Your front measurement and side measurements from the layout guide this point.
From this peg, everything begins.
Whether you use:
• Total station
• Theodolite
• Laser level
• Builder’s square
…all must originate from this peg.
You set your machine and get your second and third peg.
If using builder’s square, two workers stretch the line, and you square it to 90° and establish the 2nd and 3rd peg with measurements.
Suddenly, the building begins to appear from the drawing onto the ground . From the 3rd peg you csn establish the last one by repeating the squaring method with builder square. You can also use two long tape to get the last peg.
THE DIAGONAL TEST , THE TRUTH TEST
After establishing the four main pegs, you must test the diagonals.
If the diagonals are not equal, the corners are not 90°.
No matter how fine your string looks, the building is not square.
A real engineer never skips this test.
Now you move to the next chapter , profile boards.
To do this correctly, set them back to avoid excavation damage:
For Raft or Strip Foundation:
Set back 1 metre from external wall is okay
For Pad or Pile Foundation with Pad Cap:
Take half of the largest pad size + 0.5m or 0.6m.
This protects your profile during excavation.
Untrained workers place their profiles too close to the trench , yours must be perfect.
Align the boards with a straight string , not zig-zag.
Check levels and adjust until the profiles are horizontally balanced.
Now your measurements will not lie.
. TRANSFERRING SETTING OUT PEGS TO THE PROFILE
Now transfer your setting-out lines to the profile boards.
If using instruments:
• Set on peg
• Transfer the line
• Mark accurately
If using manual lines:
• Two people stretch the line outside the profile
• One person marks the board
• Check alignment carefully
Then verify:
“Is the measurement on my peg the same as the one on my profile?” Check the measurements and compare . The two must be equal .
If yes, proceed.
. MARKING IN-TO-IN AND WALL CENTRELINES
Now you begin marking walls:
Wall spreads:
• 225mm wall: 225mm each side (675mm total base width)
• 150mm wall: 150mm each side (450mm total)
Always:
• Convert to in-to-in
• Mark in-to-in first
• Then add wall thickness
• Then mark the next room in-to-in
Example:
Room = 3m in-to-in
→ Mark 3m
→ Mark wall
→ Continue with the two spread .
Now establish the centerlines from the wall .
If base is 1.7m → half is 0.85m.
Measure 0.85m left and right from the centerline.
10 . Recheck everything.
A second eye is always good.
CONGRATULATIONS
You have successfully completed a full professional setting out.
The building is now alive on the ground.
