The first offer we put in was £3000 under asking price, this second offer is £1500 under.
If have to take into account the shop itself as there is work that is needed to be done that I have picked up on.
I have been up for a second visit today to check takings, to check the area and check equipment.
I was advised to do this by a friend who has been running his takeaway for the last 10 years.
The problem with this shop, it has some damage to the floor, they have old style tiles down that have been damaged and need either removing or the floor needs leveling. this would cost £££ to put right.
Some of the equipment isn't as good as first looked at, they are running a freezer that isn't holding its temperature, and there is a pizza oven that doesn't work as well.
These can be fixed but still it is a cost to us. the pizza oven I already know how to fix as I have worked on one before, and I have a good friend and his dad is a freezer specialist and can have it up and working.
We have also got to change the branding of the shop, change the menu and buy the food.
We don't want to take it and loose money, from the get go, even though we want to make a lose on the first year as this will set up our tax bracket for next year.
sorry to ramble on, there is loads of other stuff that needs to be looked at, but we think the offer we have made is fair.
