I actively work with Real Estate agents across the US.

One of the things I've seen definitely correlates to this idea to a degree.

In light of paradigm changes that have happened because of COVID and the rise in work from home (and just the general learning curve that everyone went through), we're definitely seeing mass migration.

The biggest pattern I've seen though isn't specifically Urban to Rural, as much as Over-Hyped Urban to Less-Hyped Urban.

Cities like L.A., San Francisco, and New York have seen many leave - but they often still want some of the lifestyle benefits of the city... they'd just like to avoid the higher costs of those "premium cities." So we're seeing many people move to cities that were maybe tier 2, 3, and 4 cities out of the tier 1 cities. People are moving to places like Las Vegas, Nashville, Dallas, Miami, etc... still large cities, but with less of the cost premium.

With that being said, there is definitely an uptick in Rural living as well. I don't think it's the largest segment right now, but there are certainly people who are fleeing the urban environments for more space and less neighbors!
