In this review, you can read my experiences with the P2B crowdlending platform Grupeer. I recommend this platform because of the stability, automatic options and good returns with buy-back guarantee on real estate objects.
Summary of my Grupeer review
I am satisfied with Grupeer as a P2B platform in my crowdlending portfolio. Everything on this platform is fully automatic, there are sufficient loans with returns of 13% + and there is a buy-back guarantee on all loans.
Because I have put money on it and have hardly had anything else to do, Grupeer feels a bit 'boring'. My opinion in the case of investing in risky platforms is the duller the better!
- Facts Grupeer platform
- Automatic options: yes
- Estimated return : 12-14%
- Duration: sufficient options for up to 12 months
- Founded: February 2017
- Buy-back: yes
- Investors : 20,000+
Secondary market: is being worked on
Alternatives: A mix between Mintos & Bondora
Grupeer buy-back: if a party that has borrowed money no longer repays, the loan originator that granted the loan (and to which you lent the money) must immediately repay the money that you have lent after 60 days. This also applies to the missed interest payments, but not the future interest payments.
Collar bead: this is an additional cover in the form of collateral. This is under development and not all loan originators offer this. Nevertheless, it is good that such initiatives are on the way.
Grupeer stability fund: with this, you can buy square meters in real estate projects with a stable return of 4-8%. Unfortunately, this is not yet live. Nevertheless, this is one of the things in the crowdlending country that I am most looking forward to! If we can spread risk in this way (at lower) interest rates, then I will certainly participate.
Key considerations:
The most important thing is that when you use auto-invest, I recommend making the maximum amount per loan as small as possible (10 euros). This is because Grupeer has projects of millions that they divide into small parts, so there are sometimes 100 outstanding loans for one project. In principle, you invest 100 x 10 euros in the same project. If you do not want this, you can also invest manually or wait until they have an option to exclude this, but that will take a while.
Also, you must pay attention to the manner of (interest) payments: balloon, bullet or amortized. I only invest in bullet or amortized (see settings auto-invest). So it is especially important to understand this well.
Conclusion
Grupeer is recommended if you want to invest in P2B (real estate) crowdlending platforms. The returns are high, the duration's low, there is a buy-back guarantee and the platform is in full development. Because I never have to worry about this, I think it's ideal to have this platform in my portfolio for diversification. The moment that I can automatically limit the maximum investment per project, I will increase my stake.
