I agree with most of your assessment, but, there is always one......debt can only be accumulated as much a incomes keep up with inflation and the annual increases in income to keep up with this debt burden. Incomes in the US has been stagnate at best, inflation is under-reported for government reasons, so foreign buying is the last transfer of funds investing in the US. So all good things will come to an end.
