I used to be genuinely terrible at being one person.
Like, not in a quirky, “oh, I have so many hobbies” way. I mean, I felt fractured. Every time I sat down at my desk in Ortigas to write an appraisal report, there was this quiet guilt whispering: “You shouldn’t be thinking about your AI right now. Or the YouTube script. Or the Notion dashboard you stayed up until 2 am building.”
I thought doing multiple things meant I wasn’t serious about any of them. 😅 Not my finest mindset.
But then one afternoon, cold brew in hand, lo-fi playlist running, I had a thought that genuinely changed how I work: What if these aren’t competing identities? What if they’re one system?
Turns out, they were. And once I stopped fighting it, everything got better.
Who exactly are you reading?
My name is Jonver Tabaquin. I’m a Licensed Real Estate Broker and Appraiser here in the Philippines (PRC #0033374 / #0011665, if you want to verify 😜), with a Master’s in Real Estate Management.
Day-to-day, I close deals, write appraisal reports, and advise clients at Ortigas Real Estate.
But here’s the part people don’t expect.
I also do Customer Support at Outscraper a data tech company. I manage an Airbnb unit. I make YouTube tutorial videos. I write this newsletter. And I run my entire life inside a custom Notion system I’ve built from scratch and named my Second Brain.
Yeah, my friends think I’m insane. 😅
But here’s what stacking all these lanes taught me: the skills compound in ways you don’t see coming. The AI workflows I built for customer support became frameworks I now teach to fellow brokers. The systems I built for Airbnb management became the backbone of how I handle listings. The overlap is real. And it’s useful.
How I ended up at the intersection of AI and real estate
It didn’t start as a strategy. It started as an embarrassing mistake.
A few years ago, I copy-pasted a ChatGPT property description, sent it to a client looking for a condo in Makati, and she replied asking if I’d accidentally forwarded her someone else’s listing. The address was right. The tone? Felt like it was written about a high-rise in Singapore a generic, cold, clearly not from someone who’d actually walked the property. 😅
Not my finest moment.
But that cringe-worthy email sent me down a rabbit hole I haven’t come out of since.
So I started testing. Obsessively. Real prompts in real workflows, listings in BGC, appraisals in Ortigas, and client follow-ups for Makati condos. I broke a lot of things. I figured out what actually saves time and what’s just noise.
Now, I’ve spoken at different real estate organization tech talks. I’ve helped fellow brokers and appraisers go from “I’ve heard of ChatGPT” to using it in their daily practice. And watching that shift happen for someone that click moment — is honestly one of the best feelings I’ve had in this career. 🏆
