Taking out a mortgage means creating a debt and, in the investor's mentality, debts should be eliminated as a first step so they are antithetical things.

It remains true that many could not buy a house without a mortgage as there are currently no alternatives; moreover, at present it is so difficult to access a mortgage that not even this is starting to be an alternative anymore.
