I would also find it plausible that many people with higher income will be buying up this "cheap" real estate especially if they travel a lot for business reasons. They would then have a home to stop at on business trips instead of paying for hotels they may catch the coronavirus from. If they don't travel they could just buy to fix up a little and wait for times to get better then resell making a profit.
