I always thought houses in America are all very big, 20x30 seems to be a little on the small side?

If this is a retirement home, is it necessary to have two bedrooms? You could make one larger bedroom, and if a couple lived together, perhaps it's big enough to get two single beds inside.

And what about making it open plan? That would make it easier for wheelchair users
