The good news when I compare to my home country: You can kick a tenant out when you want. Something not possible under Dutch law at all. When a tenant lives for a set of months, a year and longer in a rental home, the law is at the side of the tenant/renter, even when no contract exists. Many people sell their houses in my country, including the tenant. Good for you, you have mucho more freedom.

WOW, no maintenance done by the tenant. As you stated, the usual everyday stuff is something one can expect. The door and the 'broken' piece. Why not just paint it. Paint the broken piece of metal such that it looks like someone took it; Perhaps paint a little hand on one of the bars. Would be fun and prevent you from getting it fixed 🥳
