Idk if that helps but in Brazil there is somewhat bank negotiation "technique" where you can get of credit half of the property value (because they have a guarantee that way of the collateral worthing more than the loan), in this case sounds like you could get a 50k to run some business or so, something that could return more than the frictional cost, accounting some fees for bank evaluation and registers...

I know it's complex and there are risks implicit due interests, but in what there isn't? I myself plan to do something similar on future, but not possible now with our country nominal interests around 15%, one of the global highests... Good luck there, wishing for the best.
