I also noticed that Real Estate agents also create fake hype. like oh look school is near and so does hospital so you should get house near this space. In reality we know if we get too close to such places, your entire living experience becomes nightmare with noise and sounds. I can imagine how the pricing has been high in many places around the world. Purely by speculation and word of mouth rather than actual data and justification of price hike.
