In my country usually a pre contract is done where a small fee is paid and the buyer states their promise of following through. If they change their mind they have to pay double the fee again to the owner. A verbal promise is no longer solid, you need to get that black on white on paper. House prices have increased for sure and also the construction materials

I find it ideal to buy a property with a tenant in it, instant cashflow . I wish you good luck!
