A work colleague was talking to me recently about him looking to make investments for his future and for his kids. He said he wanted to own 30 rental properties. I had to think very quickly to figure out a way to gently dissuade him away from that notion. I said he should probably start in a college town and see how things go with 2 or 3 properties for a year or two before morning into more. I reminded him if it doesn’t get rented then that’s decent overhead cost you eat. He actually paused and thanked me for being honest and not negative but not also hype. I was glad of the interaction because I am of the mindset that it’s a risky thing to try right now, with where things are headed.
