According to the Case Shiller HPI home prices are the highest they have ever been in the United States when adjusting for inflation. This is a concerning fact. So you are telling me that a supposed million people tied in the last couple years from the beer cough and a bunch of other people died from fentenol overdoses or something yet there was this housing supply issue and all these apartments and new builds being thrown up yet the prices still went that high? All this looks like it is going to come crashing down and it isn't very lucrative at all for investors to have rentals. The CAP rate isn't looking good at all. Crypto isn't looking good. People's savings isn't looking good. People are clinching up on their spending for sure. The house of cards is coming down. So right now it is hard to say much of anything is a "good buy." We just have to let it collapse further and pick up the pieces later.
