Pizza Hut JUST Closed in Fairplay Colorado!

"STEEMIT BURGERS?"
The building is located just outside Fairplay, Colorado, this location is one street from the corner of I-285 and I-9. This is the most heavily trafficked corridor in Colorado(2007 statistics). Approximately $2300/mo + property maint/snow-removal.

Pizza Hut Was Wrong for the Location

As the quality of ingredients at pizza hut went downhill, so did the number of people who could eat there every day. Most people could only handle pizza hut pizza for 2-3 days out of the week. The town is limited and whatever business goes in needs to cater to what the town can digest. :)

The summer months are slammed, with days you can see traffic backed up for miles in either direction. People pull off and eat, just to wait out traffic. Servers make around $200 a day during the summer in tips, serving pizza hut food. There's literally that much traffic.

The winter months have fewer visitors and pizza hut would generally run a skeleton crew. There were a lot more locals eating at Pizza Hut a few years ago, the quality of the food has slipped though. A lot of the customers have ended up eating at other places. Those places are not convenient though, they are simply better food choices than Pizza Hut was.

30 Person Occupancy

This is a small and efficient setup. Pizza Hut left a buffet table and salad bar behind. In the picture below you can see both of them, as well as the front counter. Bathrooms are to the right, dining/seating to the left.

Fairplay Has Zero Burger Places

You want a burger in Fairplay? You have to go to one of the two bars bars, or the two sit down places to eat. The closest to 'fast food' is Subway and, personally, I'd rather see a real burger place go in. Real meat at a decent price. Burgers are something people can eat every day, especially if there's a chicken and veggie option.

The nearest 'burger joints' are all 30-45 minutes away.

One of TWO Drive Thru Buildings In Town

The building has a drive through window and paved entrance and exits. A "Drive-Thru Open" sign is a very welcome sight in the mountains. There is a significant amount of tourist traffic that flows through this area.

It would be awesome to see a tourist trap, burger place open up. One with a high margin on the food (discount for locals) for profits and a focus on customer service and quality food.

Limited Menu Place

The Freezer and Walk-In space is limited, whatever business goes in would do well with a restricted menu. Something along the In-n-Out business model. Just burgers, fries, salad and great quality and customer service.

10K Foot Location

The business is at 9,980 some feet above sea level. You can be one of the most unique burger stands in the country, at almost 2 miles above sea level.

Ample Parking

There's a paved section of the lot and a dirt section. The place used to see a lot of trucks pulling trailers of horses and atvs and all kings of other things. Very convenient to turn around in. No real semi-parking, but the next lot is also empty.

Pizza Hut Closing Killed Jobs

This is a small town, the loss of the few jobs Pizza Hut provided hurts. It was one of the few places kids just out of high school could get a job at.
