I've leased some coins on dlease dApp offering 27% ARP. That's how

Maybe some of you guys who are active hive.blog or steemit.com users are knowlegeable about staking/leasing options that are on offer within the dApp available on https://dlease.io/ where you can lease your hive power. But on https://steem.dlease.io/ you can do it with much higher yields with steem power, to be more precise upwards of 27% annually. This is what its 'Market' Tab looks like:

Here you can see all the current offers sorted by parameters of your choice. I found one to my liking and immediately bought some steem on binance, transferred it to my steemit account and hit the Delegate button. After the transaction went through, the result became immediately visible on the 'Dashboard' Tab:

That's how it was in a nutshell. Now for some advantages and disadvantages of such deals.

Firstly, no third party is involved, which is a good thing and quite secure for your finances. But, on the other hand, you lease steem power, not the steem coins, and when you decide to withdraw your funds from steemit you'll have to power down which takes time (up to 7 weeks, or correct me if I'm wrong). 27% ARP is not a bad thing at all and can be considered a source of passive income if you delegate enough steem power. But again, only if the price of steem remains more or less stable, which otherwise poses certain risks to your investment. And the rule of thumb is of course not to put all the eggs into one basket.

And also keep in mind that the lease can be terminated, which you can read about here: https://dlease.io/faq/lease-termination

And what is your opinion of such type of investment?
